Preliminary ADU Plan Builder

Create your preliminary ADU plan before the deeper property homework.

Answer the questions that directly shape the floor plan and one-sheet. Construction access, utilities, assessor data, zoning, setbacks, and other feasibility details can be completed after you see the first result.

Plan first: confirm geometry, program, openings, and design choices. Property next: add the address after generation to begin assessor and feasibility research.
1

Choose the ADU type

Garage conversions are available now. Detached, attached, and interior ADU builders will be added as their plan libraries are uploaded.

Enter width and depth to calculate the gross interior area.

Photos support any of the three methods above and do not replace the primary layout source.

Confirm Existing Layout

Review the measurements extracted from the scan, plan, or manual entry.

Layout Options

The confirmed garage size and configuration determine which studio, one-bedroom, and larger layout concepts are presented.

Browse the full ADU model catalog. Model selection is a preference, not an automatic approval.

5

Identify fixed conditions

Mark the existing elements that may affect the plan. These can later be placed directly on the measured floor plan.

Existing plan referenceUpload a MagicPlan report or existing plan to review the actual house/garage context here.
No source-plan page has been loaded. This area intentionally does not draw a generic house or pretend to be to scale.
The source page is a reference image/PDF, not a survey. Confirm the garage perimeter, openings, attached wall, and orientation before plan generation.
Place selected fixed conditions
Choose the wall and approximate offset only when known. Leave the location unknown rather than accepting a fabricated marker.
Select a fixed condition above to add a confirmation row.
6

Configure the measured garage

Choose what you want inside the real garage envelope. A practical standard starting package is preselected below and can be changed.

Add only the windows and doors shown in the source plan or intentionally proposed. Dimensions are entered as feet and inches and normalized to inches for the generator.

Opening schedule
No window count or size is assumed. Use the MagicPlan page above as a reference, then confirm or add openings.
No openings added.
What appears to fit
Studio conversion: likely viable within the detected envelope.
One-bedroom conversion: subject to actual circulation, bathroom, kitchen, and fixed-condition placement.
Two-bedroom conversion: may not fit within a typical two-car garage and is disabled below the configured area threshold.
7

Garage-door infill

Choose how the former garage opening should be treated.

Foundation notice: New footing or slab-edge support may be required beneath the former garage-door opening. Final foundation design requires field and engineering verification.
8

Save and generate your concept

Provide contact information so the plan and one-sheet can be saved. The property address is optional now and can be added after the first result.

When added, the address queues parcel/APN, assessor, and planning research without changing the confirmed plan.
9

Generate the preliminary plan and one-sheet

The first result is generated from measured geometry, required fixed conditions, selected layout, openings, and design choices. Site, utility, and construction questions remain available for the next review stage.
